Estoppel Requests and Application Information
Real Estate Agents and Closing Agents can find all the information for HOA apllications, Estoppel requests, and Certificate of Approval on the website www.simscreekhoa.com.
- Go to the document section under WELCOM PACKET and download application package.
- When completed, the application and a $100 check can be dropped off in the HOA mailbox at 220 Sims Creek Drive (Clubhouse)
- Estoppel requests can be sent to simscreek@comcast.net - The estoppel fee is $150 - payable at closing
- Certificate of Approval can be emailed or picked up at the Clubhouse Office (8-10am daily)
- Interviews can be handled by a phone call or a visit to the clubhouse office once the applicatin has been completed
This is an effort to streamline the process and become more efficient in turn-around time.

Dogs on Leashes
Please be advised that a young member of our community was bitten by an unleashed dog at the corner of Chippewa and Delaware Blvd. Leash rules will be strickly enforced with violations and fines. Please find an Animal Control Form in the document section of the website www.simscreekhoa.com. Please fill out the form for any animal violations.

Insurance Policy 2025-2026
Insurance Policy 2025-2026
The New Insurance Policy has been renewed and signed by the President of the Board of Directors, Cecile LoCasto. Plastridge Insurance Agency will continue to be our Insurance Carrier up to March 2026 and will be underwritten by Citizens Insurance. All bidders were using Citizens Insurance for underwriting, and Plastridge has given the HOA great service this past year, consequently the HOA decided to renew with Plastridge Insurance.
The website will contain an Insurance Portal for prompt response to claims in the near future. This should be available before hurricane season.

ANNUAL MEETING NOTICE
WEDNESDAY, MARCH 12, 2025
FEBRUARY 24, 2025
The Annual Meeting will be held at the Sims Creek Clubhouse on March 12, 2025 at 7:00 PM. This is a membership meeting, at which the election of the Board of Directors will take place. There will be reports of Officers and Committees. Unfinished business and new business matters if any will be discussed.
An Annual Meeting , according to Florida Statutes for Homeowner Associations to be conducted requires 30 % of attendance.
This quorum can be acquired by physical appearance and by Proxy. The election of Directors can only be made by members who attend the meeting. Those at the meeting will vote for a Director that live in their Phase for 2024.
The Nominating Committee appointed are Melissa Donia of Phase 1, she can be reached at 561-373-3007. Cecile LoCasto of Phase 2, can be reached at 917-449-2597 and Leopoldo Caro of Phase 3&4 at 754-265-8858. If you have any interest in being on the Board of Directors. Please contact the Nominating person representing the Phase in which you are a member of. Nominations from the floor at the meeting will also be accepted.
Enclosed is a Proxy for those of you who can not attend the meeting. Please fill out the form and return to the Association Office. It is very important that we reach the required attendance. If you have any questions, you can call the Assn. office at 561-678-4244 or www.simscreekhoa.com.
Following the adjournment of the Annual Meeting, the Organizational Meeting will be held in which the Directors will determine their positions.

Notice of Annual Meeting Delay
Dear Members,
The annual meeting for 2025 will be delayed for two weeks and will take place on March 12, 2025 at the clubhouse at 7PM. The wriien notices,agenda, and limited proxies will be mailed monday February 24,2025. It will also be posted at the clubhouse and listed in the website's HOA News. The nominating committee has remained the same for any member wishing to run for the board of directors.
Sorry for any inconvience this might have caused but I look forward to seeing everyone at the annual meeting.

Hurricane Tie-downs for the Storage Area
Those members who are using the storage area will be required to use hurricane tie-down straps during the hurricane season. The HOA will be suppling storage boxes along the front fence. The boxes will contain ground inserts and tie-down straps.
It is the responsibility of each storage renter to have these installed before hurricane season as well as any loose items tied down.

Storage Area Rules Amended by the Board
- Trailers larger that 20 feet but less than 24 feet will be charged an additional fee of $50 per quarter
- Trailers larger than 24 feet will be prohibited
- All storage vehicles, trailers, boats, RV's, etc must have current registration on file
- Hurricane tie downs are required during hurricane season
- Each member can only occupy one storage space
The following rules will allow for additional storage and help reduce the long waiting period for a storage space and benefit more members in the community.

RV Storage Area - New Rules for 2025
Due to the large demand for storage spaces in the RV parking area, the HOA will be enforcing the following restrictions in 2025.
- Only one space per household.
- Must supply current registration and a copy emailed to the website
- The current waiting list is posted on the website
- To add your name to the waiting list you must use the website
A warning letter will be sent in Jan 2025 and you have until the end of March 2025 to comply. Failure to comply will result in your property being towed away April 1, 2025 at the owners expense. Thanks for complying with these rules which are being applied to properly represent the needs of all residents.

Board of Director Meeting - Budget Approval
On December 10th the Board of Directord approved a small rate increase to cover the cost of inflation and increased insurance costs. Phase 1 increased from $1069 to $1165 ; Phase 2 increased from $1075 to $1171 ; Phase 3/4 increased from $491 to $531. Since we are self-managed we were able to absorb some of the insurance increase and keep the maintenance fees reasonable for Jupiter.

2025 Budget Meeting - Board of Directors
To All Homeowners.
Pursuant to the Florida Statutes 720 this letter shall serve as notice that the Board of Directors of Sims Creek Homeowners Association will adopt the 2025 Annual Budget on December 10, 2023 at 7:00 PM at the Sims Creek Clubhouse.
Enclosed is a copy of the proposed 2025 Annual Budget which is an estimation of funds required to operate the Association from
January 1,2025 to December 31, 2025. An additional copy of the 2025 Budget can be downloaded from the website www.simscreekhoa.com under documents.
Everyone should be aware that Insurance premiums have increased and there are a few line items that increased slightly.
All owners are invited to attend the Board of Directors Budget Meeting at which the Budget will be adopted.
